Event Description
Understanding AHIC’s Updated LIHTC Risk Rating Instructions & Guidelines
What’s Changing, What Isn’t, And How to Apply the Updated AHIC Risk Rating Framework
AHIC recently adopted updated Risk Rating Instructions and Guidelines for evaluating the performance and risk profile of Low-Income Housing Tax Credit (LIHTC) investments. The revisions are intended to strengthen consistency and governance in how risk ratings are applied.Because the AHIC framework is widely used across investor institutions, these updates may raise questions about how ratings should be applied in practice—including how to evaluate mitigants, interpret the updated grids, and maintain consistent watch list discipline.
This webinar will review the changes and provide practical guidance for using the revised framework.
Topics Covered
- The purpose and philosophy behind the updated framework
- Key updates to the development and stabilized phase risk rating grids
- How mitigants should be evaluated and documented when assigning ratings
- Updated watch list governance expectations
- The role of Downside Analysis (DSA) for stabilized assets
AHIC encourages industry adoption of the updated guidance by Q4 2026, allowing time for organizations to review the revisions and determine how best to incorporate them into their internal asset management processes.
