Join AHIC's Emerging Leaders for an exclusive tour of Nest56 at Denargo Market—a 56-unit supportive housing community in Denver's RiNo Arts District serving transition-age youth (18-24) experiencing or at risk of homelessness.
Who Can Participate?
This session is part of AHIC's quarterly webinar series for Investor Representative members with seven or fewer years of experience in housing credit equity investing. Each event pairs a deep-dive educational session on a core element of LIHTC investing with small-group networking, helping you build both expertise and professional relationships early in your career. About the Property
The property pairs stable, permanently affordable apartments with on-site services delivered in partnership with TGTHR, including case management and supports that help residents build life skills, pursue education and employment, and move toward independent living.
In addition to resident community space, Nest56 includes a RedLine Contemporary Art Center satellite studio, which offers residents and community members with access to free art supplies, community art classes, mental health professionals and art therapy programming.
Financing: The project’s capital stack includes Private Activity Bond proceeds, state and 4% federal LIHTC equity and gap financing from the City of Denver and the Colorado Division of Housing. It is structured with deep affordability (units restricted across 30% and 50% AMI) and project-based rental assistance.
