Affordable Housing as an Asset Class: What the Latest Data Show

Affordable housing has long been viewed as a mission-driven investment, but how does it perform as a real estate asset class? In updated research building on RCLCO’s 2022 analysis, Scot Bommarito and Andrew Janko of RCLCO Fund Advisors will examine how the sector has evolved as institutional investment has grown and the multifamily market has moved through a dramatically different operating and capital-markets environment.

The new analysis finds that affordable housing continues to benefit from persistent demand and constrained supply, while demonstrating higher occupancies, more resilient rent growth and less volatile NOI growth than market-rate apartments. It also finds that institutional affordable housing has outperformed market-rate housing over longer investment horizons, even as rising operating costs and tight margins create meaningful challenges.

This Third Thursday will explore what has changed since RCLCO’s original 2022 research, what the latest performance data tell investors about risk and return, and what the growing institutionalization of affordable housing may mean for the asset class going forward.

Speakers:

  • Andrew Janko, Managing Director, RCLCO Fund Advisors
  • Scot Bommarito, VP of Research, RCLCO Fund Advisors
