About This Session
The construction phase is where plans become buildings—and where budget overruns, delays, and unforeseen conditions can put a deal at risk. In this session, you'll learn how to read and evaluate construction contracts, understand the key differences between rehabilitation and new construction projects, and recognize the risk factors that deserve extra scrutiny.
We'll cover the fundamentals: What's the difference between a guaranteed maximum price contract and a lump sum contract? How should hard cost contingency be sized, and when is it appropriate to use? What are stored materials, and why do incorporation timeframes matter? You'll also learn how environmental factors—from Phase I reports to wetlands and endangered species—can affect your site, your budget, and your timeline.
Whether you're reviewing your first construction draw or trying to understand why a project is behind schedule, this session will give you the vocabulary and framework to engage confidently with development teams and construction risk managers.
Who Should Attend
AHIC Investor Representative members with seven or fewer years of experience in housing credit equity investing. Even if you have additional experience in other areas of banking or affordable housing, you're welcome to join.
