Understanding Ground Lease Financing in Affordable Housing

Ground lease structures are increasingly appearing in affordable housing transactions, yet many investors remain unfamiliar with how they work and where they fit within the capital stack. Our May Third Thursday offers an educational overview of ground lease financing, designed to help investors better understand the mechanics, risks, and considerations associated with this tool.
 
Steve Wylder with Safehold will walk through the fundamentals of the product, share his team's perspective after years of investing in affordable housing through this structure, and explain how it functions similarly to other forms of capital that investors may already be comfortable with.
 
He will be joined by Darren Bobrowsky with USA Properties who will discuss a recent project that utilized a ground lease. This real-world example will provide context for how the structure performs in practice and give attendees an opportunity to hear directly from a developer who has navigated the process.
