A growing body of research is making the case that resident services are not just a mission-driven amenity — they are a driver of property financial performance.
SAHF (Stewards of Affordable Housing for the Future) will present findings from two complementary studies that together build the evidence base for treating resident services as core infrastructure.
The first, conducted by Abt Global in partnership with SAHF, is the largest and most rigorous examination to date of the relationship between resident services and property financial performance, drawing on pre-COVID data from 19 organizations and 248 properties.
The second, SAHF's own The Case for Resident Services, draws on post-COVID member data to examine the impact of resident services on resident outcomes — including housing stability, financial health, and health and wellness.
Together, the studies present a compelling picture: properties with resident services demonstrate stronger NOI, lower arrears rates, and better resident outcomes across the board — with implications for how investors, lenders, and policymakers think about funding and underwriting resident services.
