About This Session
Once a property stabilizes, the work shifts from construction oversight to ongoing stewardship. In this session, you'll learn what it takes to monitor a LIHTC asset through the compliance period—reviewing quarterly reports, interpreting financial statements, understanding watchlist triggers, and knowing when to escalate concerns.

We'll start with the players: Who does what in a direct investment versus an indirect investment? What are the distinct roles of the GP, syndicator, investor limited partner, and management agent? From there, we'll walk through the key documents that govern the relationship—partnership agreements, benefit schedules, and 8609s—and explain what you should be looking for in quarterly and annual reporting.

You'll also learn about consent requests, site visits, and the market trends shaping asset management today, from rising insurance costs to increased pressure on operating expenses. Whether you're new to portfolio oversight or looking to deepen your understanding of what drives property performance, this session will help you ask better questions and spot issues earlier.

Who Should Attend
AHIC Investor Representative members with seven or fewer years of experience in housing credit equity investing. Even if you have additional experience in other areas of banking or affordable housing, you're welcome to join.
